What a credit card issuer looks for may be different from what a home lender looks for, so each scoring model is intended to cater to different needs.<\/p>\n\n\n\n<p>Knowing what FICO<sup>\u00ae<\/sup> Score mortgage lenders use can help you prepare for your home loan application. Below, we\u2019ll go into more detail on the FICO scoring model, how it\u2019s used and how you can improve your score to qualify for a better home loan.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-which-credit-score-is-used-for-mortgage-applications\">Which credit score is used for mortgage applications?<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"975\" height=\"660\" src=\"https:\/\/www.lexingtonlaw.com\/blog\/wp-content\/uploads\/2022\/09\/image-7.png\" alt=\"\" class=\"wp-image-18962\" srcset=\"https:\/\/www.lexingtonlaw.com\/blog\/wp-content\/uploads\/2022\/09\/image-7.png 975w, https:\/\/www.lexingtonlaw.com\/blog\/wp-content\/uploads\/2022\/09\/image-7-768x520.png 768w\" sizes=\"(min-width: 767px) 600px, calc(100vw - 35px)\" \/><\/figure>\n\n\n\n<p>Experian<sup>\u00ae<\/sup>, Equifax<sup>\u00ae<\/sup> and TransUnion<sup>\u00ae<\/sup> each use a type of <a href=\"https:\/\/www.myfico.com\/credit-education\/credit-scores\/fico-score-versions\" target=\"_blank\" rel=\"noreferrer noopener\">FICO scoring model<\/a> for assessing mortgage applications\u2014versions 2, 5 and 4, respectively. The primary difference between these three models is which bureau they pull data from (for example, FICO Score 2 is based on data from Experian, FICO Score 5 is based on data from Equifax, etc.). Aside from that, they use very similar metrics for determining your creditworthiness.<\/p>\n\n\n\n<p><a href=\"https:\/\/homeguides.sfgate.com\/mortgage-companies-average-score-3-credit-reports-3281.html\" target=\"_blank\" rel=\"noreferrer noopener\">Mortgage companies<\/a> often pull scores from all three bureaus and use the middle score to make a decision about your mortgage application. That means that checking your credit score from one bureau may not be enough to see the full scope of your standing\u2014to do that, you\u2019ll want to check your credit score with all <a href=\"https:\/\/www.lexingtonlaw.com\/credit-repair\/credit-bureau\" target=\"_blank\" rel=\"noreferrer noopener\">three bureaus<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-fico-8-vs-mortgage-score\"><a><\/a>FICO 8 vs. mortgage score<\/h3>\n\n\n\n<p>Though FICO 8 is the most popular scoring model, it isn\u2019t currently used for home lending. The scores used for mortgages are FICO 2, 4 and 5. FICO 8 is what\u2019s referred to as a base score, which means it\u2019s used to determine whether an applicant is generally likely to repay their debt on time and in full. Version 8 is also a more recent update to FICO\u2019s scoring model than the versions used for home lending.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-credit-score-is-needed-to-buy-a-house\"><a><\/a>What credit score is needed to buy a house?<\/h2>\n\n\n\n<p>The minimum credit score needed to <a href=\"https:\/\/www.lexingtonlaw.com\/education\/credit-score-needed-buy-a-house\" target=\"_blank\" rel=\"noreferrer noopener\">buy a house<\/a> could be as low as 580, but could be as high as 640. FHA and VA loans, for example, require a minimum score of 580 to qualify, while a USDA loan requires a minimum of 640.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-does-your-credit-score-affect-your-mortgage-application\"><a><\/a>How does your credit score affect your mortgage application?<\/h2>\n\n\n\n<p>Your credit score affects whether you will be approved for a mortgage and the interest rate you\u2019ll pay on the loan you receive. If your score is below the minimum requirements for a given loan type, you may not qualify for that loan. But if you do qualify for a loan, a higher credit score may qualify you for a better interest rate.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-interest-rates-based-on-credit-scores\"><a><\/a>Interest rates based on credit scores<\/h3>\n\n\n\n<p>So, just how much does your credit score influence your interest rate? Over the course of a 30-year loan, even a fraction of a percentage point in interest can add up to tens of thousands of dollars. According to the <a href=\"https:\/\/www.consumerfinance.gov\/ask-cfpb\/how-does-my-credit-score-affect-my-ability-to-get-a-mortgage-loan-en-319\/\" target=\"_blank\" rel=\"noreferrer noopener\">Consumer Financial Protection Bureau<\/a>, they also consider your:<\/p>\n\n\n\n<ul><li>Overall credit report<\/li><li>Past credit history with the lender<\/li><li>Total existing debt<\/li><li>Savings accounts<\/li><li>Existing financial assets<\/li><li>Reported income<\/li><\/ul>\n\n\n\n<p>All these factors combine to provide a holistic view of your creditworthiness. If you\u2019re deemed a higher risk for a loan, you may receive a higher interest rate, costing you more money over the course of your loan.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-to-improve-your-credit-score-to-apply-for-a-mortgage\"><a><\/a>How to improve your credit score to apply for a mortgage<\/h2>\n\n\n\n<p>Whether you want to reach the minimum credit score that first-time home buyers need to qualify for a loan (580+) or you simply want to qualify for a better mortgage rate, you\u2019ll want to maximize your score.<\/p>\n\n\n\n<p>If you\u2019re preparing to apply for a mortgage, here are a few steps you can take to work toward <a href=\"https:\/\/www.lexingtonlaw.com\/education\/improve-credit-score\" target=\"_blank\" rel=\"noreferrer noopener\">improving your credit score<\/a> first.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-step-1-check-your-score\"><a><\/a>Step 1: Check your score<\/h3>\n\n\n\n<p>You can <a href=\"https:\/\/www.lexingtonlaw.com\/blog\/credit-101\/how-to-check-credit-score.html\" target=\"_blank\" rel=\"noreferrer noopener\">check your FICO Score<\/a> through your credit card company, your bank or a free credit reporting service. Checking your score is generally free and doesn\u2019t hurt your score, so don\u2019t hesitate to take a look.<\/p>\n\n\n\n<p>Since mortgage loans don\u2019t have their own industry score, your <a href=\"https:\/\/www.lexingtonlaw.com\/blog\/credit-101\/fico-credit-score.html\" target=\"_blank\" rel=\"noreferrer noopener\">FICO Score<\/a> will fall within the base range of 300 \u2013 850. It\u2019s worth noting that industry-specific scores like FICO Auto Score expand to 250 \u2013 900.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-step-2-check-your-credit-report\"><a><\/a>Step 2: Check your credit report<\/h3>\n\n\n\n<p>Your credit report can be requested for free once per year from each of the three major credit bureaus (or once per week, through December 2022). Then, <a href=\"https:\/\/www.lexingtonlaw.com\/blog\/finance\/how-to-read-a-credit-report.html\">read your report<\/a> and make sure there is no inaccurate information, such as:<\/p>\n\n\n\n<ul><li>Misspellings or inaccurate personal information<\/li><li>Closed accounts showing up as open (or vice versa)<\/li><li>Accounts you don\u2019t recognize<\/li><\/ul>\n\n\n\n<p>If you do find inaccurate information, you can <a href=\"https:\/\/www.lexingtonlaw.com\/education\/credit-disputes\" target=\"_blank\" rel=\"noreferrer noopener\">dispute<\/a> them, which could improve your score if successful. Or, hire a <a href=\"https:\/\/www.lexingtonlaw.com\/our-services\" target=\"_blank\" rel=\"noreferrer noopener\">credit repair<\/a> company to identify and dispute reporting errors for you.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-step-3-include-rent-on-your-credit-report\"><a><\/a>Step 3: Include rent on your credit report<\/h3>\n\n\n\n<p>If you use a dedicated third-party app or website to process rent payments, check their website or contact customer service to see if they report payments to any of the credit bureaus. If you pay directly to a landlord or rental agency, check with them to see if they <a href=\"https:\/\/www.lexingtonlaw.com\/blog\/credit-101\/alternative-credit-data.html\" target=\"_blank\" rel=\"noreferrer noopener\">report payments<\/a>.<\/p>\n\n\n\n<p>If not, you can ask your landlord or rental agency to consider reporting or adopting one of these services. You can also sign up for third-party rent reporting services that will do it for you.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-step-4-continue-making-on-time-payments\"><a><\/a>Step 4: Continue making on-time payments<\/h3>\n\n\n\n<p>As you prepare for your mortgage application, remember to continue making regular payments and, if possible, paying off any credit cards in full each month. Over time this may improve your score.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-step-5-lower-your-credit-utilization-if-possible\"><a><\/a>Step 5: Lower your credit utilization if possible<\/h3>\n\n\n\n<p>Your <a href=\"https:\/\/www.lexingtonlaw.com\/education\/credit-utilization\" target=\"_blank\" rel=\"noreferrer noopener\">credit utilization<\/a> refers to the percentage of your available credit that you use each month. FICO suggests keeping your utilization rate under 30 percent, but the lower the better..
