Applicants will also have much better odds if their <a href=\"https:\/\/www.lexingtonlaw.com\/blog\/loans\/debt-to-income-ratio-for-mortgage.html\" target=\"_blank\" rel=\"noreferrer noopener\">debt-to-income rati<\/a><a href=\"https:\/\/www.lexingtonlaw.com\/blog\/loans\/debt-to-income-ratio-for-mortgage.html\">o<\/a> is below the 44 percent threshold.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-discharge-status\"><a><\/a>Discharge status<\/h3>\n\n\n\n<p>So long as an applicant wasn\u2019t dishonorably discharged from service, they are eligible for a loan. Unless a service member was deemed insane when they were charged, <a href=\"https:\/\/www.govinfo.gov\/content\/pkg\/USCODE-2022-title38\/pdf\/USCODE-2022-title38-partIV-chap53-sec5303.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">title 38 of the United States Code<\/a> (38 U.S.C. \u00a7 5303) states that individuals are susceptible to a statutory bar to benefits if they were released or discharged for any of the following reasons:<\/p>\n\n\n\n<ul>\n<li>Was sentenced to a general court-martial<\/li>\n\n\n\n<li>Was a conscientious objector and refused to comply with lawful orders of competent military command<\/li>\n\n\n\n<li>Deserted their post<\/li>\n\n\n\n<li>Resignation by an officer for the good of the service<\/li>\n\n\n\n<li>Being absent without official leave (AWOL) for a consistent period of 180 days or more<\/li>\n\n\n\n<li>Requested release from service as an alien during a period of hostilities<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-certificate-of-eligibility\"><a><\/a>Certificate of eligibility<\/h3>\n\n\n\n<p>You\u2019ll need a certificate of eligibility (COE) to apply for a VA home loan. Once you gain a copy of your discharge\/separation papers, you can request your COE by mail, phone, through a lender or via the VA\u2019s online portal.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-military-service-status\"><a><\/a>Military service status<\/h3>\n\n\n\n<p>The requirements for this category will vary depending on your relationship with the military.<\/p>\n\n\n\n<ul>\n<li><strong>Active-duty service members: <\/strong>Must have 90 consecutive days of service.<\/li>\n\n\n\n<li><strong>Veterans: <\/strong>Must have 90 days of service during wartime or 181 days of service during peacetime.<\/li>\n\n\n\n<li><strong>National Guard or Reservists: <\/strong>Are required to have 90 days of active duty service or six completed years of service.<\/li>\n\n\n\n<li><strong>Spouses:<\/strong> Spouses of deceased or disabled service members.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-occupancy-requirements\"><a><\/a>Occupancy requirements<\/h3>\n\n\n\n<p>The VA has specific occupancy requirements to deter people from misusing their loans. VA loans are intended for primary residences, not investment properties or vacation homes. To that end, applicants can only secure VA for their primary residence and will need to submit proof of homeownership in most instances.<\/p>\n\n\n\n<p>Applicants will also have 60 days after closing on a property to move in and occupy it as their primary residence.
